With the internet these days Buyers have a lot of information at their hands. It is smart to do some digging around but be careful about writing off a home that has potential. Looking at a home can always reveal its true potential. It is smart to know these dos and don’ts when doing your home search. It will both save you time and money. As always ask a real estate agent for more information about your home search.
- Look for any foundation issues. If the home did have foundation issues in the past that were fixed, what kind of warranty is tagged onto the repair. If you are ever worried about a foundation make sure your inspector can “shoot” the foundation. This method can measure any movement in the foundation.
- Check the age of the roof. This can be found on the seller’s disclosure. Replacing a roof can be costly, so check the age to know what you may have to repair in the future. Most importantly when it comes to roofs, make sure you have a licensed inspector look at the roof to determine the wear and tear. Knowing the wear on the roof can let you know if the roof is holding up as it should.
- Check that the size of the rooms is what was listed online. While many things can be changed, the size of the rooms cannot. Be sure the rooms accommodate for you and your family’s needs.
- Pay close attention to the configuration of the home. If you need a home with a bedroom or full bathroom downstairs, make sure to only look at home with this configuration. Like bedroom size, the configuration can very rarely be changed.
- Check the boundaries on the property. Where do the property lines fall? Are your neighbors facing your yard? Do you have room for you or your family? Make sure to look at the survey for easements or boundaries set by the city.
- Research the location of the home. Is it on a busy street? Is it a decent drive to work or other important areas? Is the neighborhood well maintained? Does it go to your kids school? There are many reasons to research the area of a home before buying. A real estate professional can come in handy when researching areas and neighborhoods.
- Look for upgrades in appliances or fixtures that come with the home. These upgrades are not a deal breaker, but it is nice to know what the owner has already done to the home. The more that is already upgraded, means the less you will have to upgrade in the future.
- Choose a home according to the color of the carpet. Carpet is an easy fix, so if the carpet is dated or stained do not rule out the home completely. Sometimes you can receive a carpet allowance from the owner as well. Ask your Real Estate Professional about negotiating the allowance into the price.
- Eliminate a home for the color of the walls. Again, changing the color of the walls is not a deal-breaker. Most people like to freshly paint the walls upon move-in anyway. Paint is an inexpensive, easy way to change the walls so do not eliminate a home due to color on the walls.
- Exclude a home because the current owner’s decorations do not match your style. You would be surprised how different a home can look with some new color and furniture. Try to picture the home with your colors and decorations so that you do not make this mistake.
- Buy a home for the decorations. As stated above, you do not want to exclude a home for its style and decorations but you also do not want to purchase a home because of the decorations. Again, make sure to picture your “things” in the home instead of the current homeowner.
- Buy the most expensive home on the block. Though a home may have tons of upgrades and be the nicest home on the block, you may want to reconsider buying the most expensive home. Sometimes in an acreage, luxury neighborhood this rule does not stand true but for most neighborhoods it does. You want a home that is up to date with the others but not exceeding because you won’t get the same return when you sell it.
