Terra Bella will also be having face painting, crafts, inflatables, food, live music, games, and silent auction in order to generate funds to assist with Donnie’s lung transplant and continued treatment.

Seller’s Repair Amendment/Addendum

When getting ready to sell your property know that the buyer will order an inspection report during the option period 99% of the time. Followed by the inspection report is most likely a repair amendment (sometimes with an attached addendum of repairs). Most important for Sellers to remember is that you can still negotiate on individual repairs but be open to making repairs because you are always going to have something. Here are some tip for sellers when dealing with repairs:

Don’t be offended if they ask for a professional to do repairs. Even if you are the best handyman on the planet it is best to use professional contractors. It takes all burden and fault off you and puts it on the company that did the repair. Typically buyers will ask for repair receipts. Therefore if you are the greatest handyman on earth, hire your buddies and the people you work with. This will settle the buyers mind and keep you from being held responsible if anything goes wrong with the house in the future.
Don’t be shocked if the list is long. Don’t let the size of the list shock you. Go over each repair with your Realtor® and usually it is a bunch of little things. (If you have kept up the home) Things like: servicing the AC unit, cutting back tree limbs, etc. are very popular to see on a repair amendment.
Don’t get offended by any repairs. You are selling the house so some of the sentiment needs to go as well. Try not to take repairs too personal. The buyers are not trying to offend (for the most part) just know they want the house in buying condition (just as your new house will be)
Get the repairs done, and done right. Make sure to get all your agreed to repairs done at least 3 days prior to closing. This allows the buyers to walk-thru and feel confident about closing. No body wants a buyer to run because of a small repair that was do haphazardly. If the repairs do not look like they were done correctly, and look like they were done with little thought, the buyers may reconsider their purchase (and you have lost days on market).

There is a balance when it comes to repairs and price of the home. If you don’t take the list of repairs personally and approach the list point by point and address the main issues while touching up the finishing details, you transaction will go smoothly and close sooner rather than later.

HOA (Homeowner’s Associations)- Good or Bad?

Homeowners associations (HOAs) exist to protect and enhance a community’s property value. They were created to keep neighborhoods looking nice and to help them remain desirable (keep values high). Increasingly, however, it seems we find many negative stories on the news or in the paper regarding the HOAs. This is because it more and more often these associations are taking on functions that a local government traditionally provides. The Texas Legislature has addressed HOA issues many times over the last 20 years. Yet, people who own homes in these HOA areas or are purchasing a home in one, still voice concerns over the actions taken by HOAs. The majority of problems fall into these areas: money issues, deed-restriction enforcement, lack of responsiveness.

How does this affect you?- HOAs are a great tool to keep a community up to standards by enhancing the quality of like and enjoyment in their property. Yet, if your HOA is not managed well marketing or selling your home can become increasingly difficult. As a community make sure your HOA is operating transparently and is consumer-friendly. When a HOA is handled properly it makes the community desirable and well established.

Texas Legislation made significant pro-homeowner changes in 2011 and is still working to seek appropriate balance between private-property rights and community standards. The most significant move they made was a priority of payment structure, so that delinquent payments are applied in the following order: delinquent assessments, current assessments, HOA attorney fees, fines, other past due amounts. They have also made changes to the foreclosure and notification of foreclosure proceedings.

As you can see Texas Legislation is constantly working to keep HOAs in check and within private-property rights. So even with the bad press on some HOA neighborhoods, there is someone fighting in your corner and working to reform HOA laws to ensure they are transparent and consumer-friendly. Also always check the HOA rules/regulations and inclusions (common areas) when purchasing a home.

King William District Fair 2013

Fiesta’s “Best Family-Friendly Fiesta Event”- San Antonio Current is here and happening this weekend…. The King William Fair!!!

50,000 visitors are expected to attend this fun-filled, family festival on April 27th (the final Saturday of Fiesta each year) King William District is the oldest historic district in Texas. The King William Fair is the primary fundraising event for the King William Association, a non-profit organization which works to preserve and protect the King William District.

This daylong event begins with a fun and funky parade and will provide a variety of arts and craft vendors, live music, dancing, Kids Kingdom play area, and, of course, food and beverages. The true beauty of this event lies in enjoying the historic district near a downtown setting. There is a ton of shade provided by the huge trees along the streets of the Victorian style homes.

This event is perfect for the family and the wonderful cool weather San Antonio is having. So take the family and enjoy a day in the King William District!!

Battle of Flowers Parade 2013

Fiesta has kicked off and is taking over San Antonio!! Make sure to catch come of the events before Fiesta is over!!

One of the most popular events is the Battle of Flowers. It is the oldest and largest parade of Fiesta in San Antonio. It attracts crowds of more than $350,000. Battle of the Flowers is the only parade in the United States produced entirely by women, all of whom volunteer for the job. The parade this year will be televised on KLRN. So if you can’t be there, you cans till enjoy the parade from the comfort of home.

The Battle of Flowers Association builds nine floats a year for the public high schools of San Antonio. Each year nine schools are chosen on a rotating basis to participate in the parade with student leaders, pep squads, and cheerleaders. Special seating if provided for these students parents and supporters.
